The development proposal for 416–448 Malaga Road in Oshawa involves a major housing revitalization project led by the Regional Municipality of Durham and Housing Durham. The project aims to replace aging, end-of-life housing infrastructure with a high-density, mixed-income community.

Project Breakdown
    • Demolition: The plan requires the complete demolition of 65 existing, underperforming townhouse units built in 1970.
    • New Housing Stock: The redevelopment will introduce a total of 417 new residential units.
    • Unit Breakdown:
      • One 12-storey apartment building (242 units)
      • Two 6-storey apartment buildings (75 and 67 units respectively)
      • Two 3-storey stacked townhouse buildings (18 and 15 units respectively)
    • Unit Sizes: Layouts will range widely from one-bedroom up to five-bedroom configurations.
    • Housing Type: It will operate as a mixed-income community. Roughly half of the units are designated as affordable housing / rent-geared-to-income, and the remaining half will be rented at standard market rates.

Infrastructure & Design Features
    • Parking & Space: The site plan includes a combination of surface and underground parking alongside shared outdoor open spaces.
    • Accessibility & Sustainability: Buildings will integrate universal accessibility features, upgraded environmental performance standards, and indoor/outdoor amenity spaces.
